Developer Seeks Permission to Build up to 130 new Houses in Thurmaston

A homebuilder is seeking planning permission to build up to 130 properties on a field in Thurmaston, which they describe as being in a “highly sustainable location.”

Bellway has submitted an outline planning application for a 12-acre site north of Barkby Thorpe Lane to Charnwood Borough Council.

The proposed scheme, which is part of a draft allocation of the emerging Charnwood Local Plan, would deliver up to 130 homes. These would include a mixture of two, three and four-bedroom homes, with 26 of these ‘affordable homes for rent or shared ownership.’

The plans also feature public open space, including a children’s play area and an informal footpath around the edge of the site, as well as new planting to complement the existing trees and hedgerows on site.

Georgia Guest, Bellway Strategic Land Manager for the Central region, said: “This site off Barkby Thorpe Lane is part of a draft allocation of the emerging Charnwood Local Plan and one we believe is suitable for a sustainable development.

“It is currently identified to accommodate some of the future housing needs of Thurmaston and forms the south eastern part of allocation HA7.

“We have carefully designed our plans to be sympathetic to the landscape, and for the proposed new homes to be in keeping with those in the surrounding area.

“This is a highly sustainable location for housing, with a wide range of amenities within walking distance, including primary and secondary schools, an Asda supermarket and a retail park with shops and restaurants, while Watermead Country Park is just a mile away. 

“Now that we have submitted our application for planning permission, we are looking forward to working with the local authority, progressing with this scheme, and ultimately delivering quality new housing for this part of Leicestershire.”

Councillors at Charnwood Borough Council have asked for the application to be heard by the council’s planning committee citing concerns about the “effect of additional traffic on an already congested road network” and “loss of land in the countryside”. However, in a statement submitted to the council, Bellway Homes said in its planning application that the site, which is next to Ingle Nook Mobile Home Park, was “in a logical location for development”.

“The site at Thurmaston presents an excellent opportunity to provide much-needed high-quality new homes and will be a key site moving forward,” said Ms Guest. “We are actively investing in the wider East Midlands region and continue to search for land in this area.”

The homebuilder is already well under way with other developments in the Leicestershire area.

Bellway’s Stoughton Park scheme in Oadby is creating 221 homes including 146 properties for private sale and 75 affordable homes for rent or shared ownership. It is part of a wider 310-home scheme being delivered in partnership with Bellway’s Ashberry Homes brand, which is delivering another 89 properties at Horwood Gardens.

Meanwhile in Melton Mowbray, Bellway is building 217 homes as part of its Roman Gate scheme. This is part of a wider plan to construct more than 500 properties by a consortium of homebuilders.

Bellway is also delivering 151 homes at Bellway at Hugglescote Grange in Hugglescote as part of a wider neighbourhood of 2,000 homes.
