Preferred Developer Chosen for Next Phase of Leicester’s Ashton Green Development

Tilia Homes, part of the untypical group, has been selected as the preferred developer to deliver the fourth phase of housing at Ashton Green—Leicester’s flagship mixed-use, housing-led development located near Beaumont Leys.

Plans for this next phase include around 560 new homes to be built on 55 acres of allocated land. Up to 30% of the properties will be designated as affordable housing, available through rent and shared ownership schemes.

This latest stage marks continued progress on the 320-acre Ashton Green development, which aims to deliver approximately 3,000 new homes over its lifetime, alongside community, retail, and employment facilities.

Tilia Homes is no stranger to Ashton Green. The developer previously delivered around 245 homes as part of Phase 2 of the project. The first 100 homes were completed in 2020, and of the 307 homes planned in Phase 2, 245 are now built and occupied. A third phase, with 441 new homes, is expected to begin construction in 2026.

Subject to planning permission, Phase 4 is anticipated to commence next year.

City Mayor Sir Peter Soulsby welcomed the news, saying: “Ashton Green is an essential part of the city’s commitment to meeting the growing and urgent need for new homes in Leicester, while also contributing to local economic growth.

It’s an extremely ambitious long-term project, so it’s good news that the city council and the Diocese of Leicester – which owns part of the land – have now selected a preferred developer for the next phase of development.

Tilia Homes has already completed around 245 new homes at Ashton Green as part of the second phase, so I’m pleased that we’ll be working with them again on this major scheme.”

Led by Leicester City Council, Ashton Green is a major sustainable urban extension located on the northern edge of Leicester. The council is the principal landowner and promoter of the scheme, with a 13-acre portion of the land owned by the Diocese of Leicester.

The overall masterplan includes:

  • Up to 3,000 new homes
  • Affordable housing provision
  • Community and health facilities
  • Employment land and retail space

Ashton Green is central to Leicester’s long-term housing and regeneration strategy, designed to create a vibrant, sustainable new community while supporting economic development and meeting the city’s growing housing demand.
